In a waterfront city, a few inches of elevation can have consequences that extend far beyond the front steps of a house. For luxury homebuilder and developer Lazaro Dinh, understanding elevation is one of the first responsibilities of planning a new Fort Lauderdale residence.
Flood-zone requirements, base flood elevations, local regulations, drainage design and the relationship between the street, neighboring properties and finished floor all influence how a home should sit on its site.
“Elevation is not something we want to discover after the architectural design is finished,” said Dinh, CEO of Dinh Luxury Builders. “It affects the foundation, driveway, stairs, drainage, landscaping, garage and the way the entire house meets the property.”
South Florida buyers often focus on waterfront views, ceiling heights and finishes. Yet the vertical relationship between the house and surrounding land can be just as important to long-term performance.
Raising a finished floor may require additional foundation height, fill and compaction. It can change driveway slopes and entrance transitions. Drainage systems have to move stormwater appropriately without creating problems for the residence or neighboring property. On waterfront sites, seawall and yard elevations can add another layer of coordination.
Dinh recommends that owners begin with accurate survey information and have the design team establish critical elevations before the project advances too far. The architect, civil engineer, structural engineer and builder should understand the same vertical datum and coordinate their drawings accordingly.
“One wrong assumption about elevation can travel through five different plan sets,” Dinh said. “The earlier we coordinate it, the less expensive it is to solve.”
The issue is particularly important as South Florida communities continue adapting to flooding, intense rainfall and changing infrastructure. Building code compliance establishes minimum requirements, but Dinh believes luxury construction should also consider how the property will function during real South Florida weather.
That means examining where water will go, how exterior areas drain, how mechanical equipment is positioned and how the finished home interacts with the surrounding grade.
